Even in a year of largely sluggish activity, landlords are forging ahead with meaningful capital upgrades to their properties and new non-office tenants to meet post-pandemic needs.
The next arrival will be a new flagship home for TMPL, at George Comfort & Sons’ 200 Madison Avenue between East 35th and 36th Streets.
The fitness mecca is dedicated to “rituals that enhance your overall well-being,” it claims, adding that its sixth location in Manhattan will span 26,000 square feet on the ground floor and basement.
The ground floor rent was $100 per square foot.
Comfort, which partners with Jamestown and Loeb Partners on the address, has managed the stately, 750,000-square-foot, 1925-vintage tower for more than 50 years. working with Architectural/Design Firm Vocon A $20 million restoration that also included a redesigned entrance, a dazzling Madison Avenue lobby, and an 11,000-square-foot, 10th-floor amenity center.
The new lobby will take some cues from the building’s other, north-south lobby that runs between 35th and 36th Streets—not that it could be replicated.
The luxurious, Neo-Renaissance-style space with polished marble walls, terrazzo floors and gold plaster ceilings was designated as a Rare Interior Landmark by the Landmarks Preservation Commission in 2021.
The tower is 92% leased to tenants including Havas Health, SpectorGroup, Greater NY Mutual Insurance and the philanthropic agency Surdana Foundation. Office rents are in the low- to mid-$70s per square foot.
